To confirm your booking, please send a completed copy of this form with a refundable deposit of cheque £85.  This will be refunded 15 days after departure to account for any breakages/damages and is NOT part of the cost of hire of the cottages (see Terms & Conditions).

For The Burrows and Mole End the full rental amount is payable upon arrival (which excludes deposit as outlined above).    For Congl Cae the full rental amount should be received at High Woods Farm a month before your holiday.

A refundable deposit of £85 is required to confirm your booking which also serves as a retainer after your stay to insure angainst accidental costs, etc (please see booking form) with the full amount to be paid ONE MONTH before your holiday commences, where possible.  Please make cheques payable to H.W. Greasley and send to High Woods Farm, Wass, York, YO61 4AY.

All bed linen, duvets and towels are provided, and all reasonable utility charges are included in the rental.

You are requested to leave the cottage by 10 am. on the day of departure, and not to arrive before 4 pm. on the arrival day.

In the case of you cancelling your holiday we will return your rental payment in full, less your deposit.  If we are able to re-let the cottage for the time you have just cancelled then we will return your deposit, less an administration charge of £10.  Please note we reserve the right to cancel your booking at any time, by myself or my representative, due to any unforeseen circumstances.  If this does occur then any monies already paid will be fully refunded.


Pets are allowed by prior arrangement.  We ask you to keep pets under strict control and not to leave them unattended.  They should not be allowed on the furniture, must be kept out of the bedrooms and must sleep on bedding provided by the holidaymaker.  Any fouling of lawns etc must be cleared up without delay.  You are liable for any damage caused by pets and are asked to remove all evidence of your pets (e.g. dog hairs) before departure.


A condition of acceptance of any booking is that the holidaymaker will take good care of the cottage and its contents. Visitors are liable for breakages or damage caused during their let, please report any to the owner.  Please leave the cottage as you would wish to find it i.e. clean and tidy particularly the kitchen utensils, work surfaces, and appliances.  Extra cleaning may be charged for.


The cottages are strictly NO SMOKING.

The booking is personal to you.  You must not use the Cottage except for the purposes of a holiday by you and your group during the Holiday Period and not for any other purpose.

Children must be kept under close supervision at all times.

We take no responsibility for any accidents inside or outside the Cottages.

If the holidaymaker is not satisfied with the accommodation provided they should contact the cottage owner during the holiday.

No responsibility is accepted for your vehicles, and personal possessions in them, or in the Cottages.

The cottage owner or representative must be allowed access to the property at any reasonable time during your stay.

The accommodation is let within the meaning of paragraph nine of the First Schedule to the Housing Act 1988 and there is no right of occupancy beyond the stated and agreed period.  You are granted a licence to occupy the Cottage during the Holiday Period for the purpose of a holiday.  The Booking is not intended to create any relationship of landlord and tenant between us.  You are not entitled to any tenancy, or to an assured shorthold tenancy or to any statutory protection under the Housing Act 1988 or to any other statutory security of tenure now or when the licence to occupy ends.

If a visitor’s conduct is deemed to be dangerous, unruly or contravenes any laws the owner may repossess the Property without notification or compensation to the visitors.
